Introduction & Determining the Asking Price

Strategy & Marketing Campaign for Selling Your Home

Setting the right asking price is crucial for a successful sale. To determine an accurate valuation, we conduct a thorough assessment of your property and analyze various data sources. However, it’s not just numbers—ambiance and emotional appeal also play a key role in a home’s value, and we pay close attention to these aspects!

Together, we determine the best approach for your situation before listing your property. Of course, your home will be showcased on Funda and our own website, Scholten.nl, but sometimes additional strategies—such as newspaper advertisements or an open house event—can be beneficial. We develop a well-planned marketing strategy tailored to maximize exposure and attract the right buyers.

Home Sale Kickoff!

We coordinate and oversee all property viewings, ensuring that potential buyers (and their purchasing agents) receive detailed and accurate information about your home. Through direct, personal interaction with interested buyers, we gain valuable insights into their needs and the next steps required to achieve the best possible outcome.

You don’t need to be present during the viewings. In fact, potential buyers often feel more comfortable exploring a home when the current owner is not there. This allows them to envision themselves living in the space, which can significantly enhance their decision-making process.

Home Sold! Finalizing the Sale

Once negotiations have been successfully completed, we or a notary in Amsterdam will draft the purchase agreement. This document formalizes all agreed-upon terms and includes any contingencies.

After all signatures have been placed, the contract is legally binding. From this point, the buyer has a three-day statutory cooling-off period, during which they can still withdraw from the purchase without penalty.

Once the notary has received the purchase agreement, they will schedule a date and time for signing the deed of transfer. Before heading to the notary, the buyer typically conducts a final property inspection to ensure that the home is in the agreed-upon condition. We will guide this inspection and record the meter readings together.

Afterward, we accompany you to the notary for the official transfer of ownership.
